$600M TOD Underway at Miami’s Douglas Road Metrorail Station

A joint-venture between Adler Group and 13th Floor Investments began construction on Link at Douglas, a five-building, transit-oriented development in Miami. The 1,500-unit residential and commercial office project will transform the seven-acre Douglas Road Metrorail station site into a mix of apartments, retail and office space, as well as a public plaza.

Development plans will be carried out in multiple phases over the coming five years. In addition to the residential units, there’s a planned 250,000-square-foot office building and 25,000 square feet of retail space. The public plaza will connect with The Underline, a 10-mile-long linear park that goes south from downtown Miami. Apartments will include both market-rate and workforce housing.

The project will feature two initial towers, one 22 stories with 312 apartments and 6,000 square feet of retail, and another tower rising 36 stories that includes 421 apartment units as well as 17,000 square feet of retail. The developer anticipates commencing vertical construction later this summer.
