580-Unit Self-Storage Portfolio in Topeka Trades Hands

Marcus & Millichap has arranged the the sale of a two-property, 580-unit self-storage portfolio in Topeka, Kansas.

“This acquisition expands the buyer’s existing footprint in Kansas and adds two performing, stable assets to their portfolio,” said Sean Delaney, senior managing director investments. “The buyer has engaged KO Storage to manage the entire portfolio moving forward.”

Delaney, investment specialist in Marcus & Millichap’s Chicago Oak Brook office, in association with Colby Haugness, Marcus & Millichap’s Kansas broker of record, had the exclusive listing to market the property on behalf of the seller, a Utah-based seller, and procured the buyer, a Pennsylvania-based owner.

The portfolio consists of 580 units across two facilities located less than five miles apart at 3200 S. Kansas Ave. and 235 S.W. Gage Blvd. Totaling 67,721 rentable square feet, the properties are 84% occupied and include climate-controlled and non-climate-controlled units, outdoor parking, and portable units.
