568K-SF Charlotte Office Park for Sale
CBRE has the listing for ThExchange, a 14-building, 568,811-square-foot Charlotte Office Park. CBRE’s Patrick Gildea and Matt Smith are marketing the property, located near the airport, on behalf of owner Ares Management Corp.
The Charlotte Business Journal reports Ares took over ownership in September 2024 from former owner The Dilweg Cos. Dilweg could not perform on a $68.6 million loan.
Dilweg had acquired the property, formerly called Vanguard Center, for $45.6 million in two transactions that closed in June 2018. The 42-acre office complex between 1975 and 1997.
ThExchange is about 60% occupied. Tenants at the park include Conterra Networks, The Redbud Group, Adecco Staffing, Achroma U.S., M/I Homes Charlotte and Ragona Architecture & Design. Dilweg spent about $34 million and two years overhauling the property. Renovations were delivered in 2020.
