5555 San Felipe Gets Four New Tenants Just Like That

Four leases were recently inked totaling 47,500 square feet of office space at 5555 San Felipe, formerly known as Marathon Oil Tower. Waterbridge Holdings signed a lease for nearly 35,000 square feet at the 41-story class-A office tower in Houston’s upscale West Loop/Galleria submarket. The midstream water management company is relocating its headquarters from West Houston. KM Realty, consulting firm RSK UK and accounting firm Blakely & Weeks-Thome also recently signed leases.

CBRE’s John Spafford, Elliott Hirshfeld and Madeline Gregory, the exclusive office leasing representatives for 5555 San Felipe, represented the landlord in the transactions. CBRE’s Bruce Wallace and Radkey Jolink are leasing the restaurant space.

“The focus on providing a healthy and safe environment for tenants and their employees has never been more critical,” said Spafford. “5555 San Felipe provides the ultimate vertical corporate campus with a variety of food choices, workspace configurations, collaborative areas, health and wellness facilities, and greenspace.”

M-M Properties purchased the building in 2018. In May, building ownership M-M Properties and CBRE announced the completion of a $15 million interior renovation project on the office tower. Key upgrades include the lobby lounge, food hall-style Café 5555, fitness center FIT 5555 and new freestanding restaurant space located on the east lawn.

In addition to these amenities, 5555 San Felipe added sustainable features and flexible workspace options to meet evolving workforce demands. The building has achieved LEED Gold certification as well as the WELL Health and Safety Rating from the International WELL Building Institute, one of the first in Houston. Serendipity Labs, a flexible workplace provider in Houston, leased 28,000 square feet and occupies the entire 20th floor of the building.

The property still has a total of 540,000 square feet of contiguous space available on floors 21-41. M-M Properties plans to add a full-service restaurant and bar, a programmable activity lawn, and valet parking with connectivity to the building and to the neighborhood.
