5000 Birch Has Numerous Cap Improvements in the Works

5000 Birch, a two-building 308,567-square-foot class-A office property in Newport Beach, is undergoing amenity enhancements and just signed a restaurant lease. Manulife Investment Management is heading up the enhancements along with other capital improvements including common corridors and spec suites coming in 2021. It has also started construction on a new fitness center.

Pour Vida Latin Flavor signed a 2,940-square-foot lease on the ground floor of the property. This will be the restaurant’s second location in Orange County.

JLL’s Joe Bevan, Wade Clark and Monica Enes oversee office leasing at 5000 Birch. The property can accommodate a wide range of requirements from 2,000 square feet to 86,000 square feet of contiguous space with signage available.

“We continually look for ways to enhance our properties to support the business needs of our tenants,” said Erik Gustafson, head of U.S. real estate asset management at Manulife Investment Management. “This includes 5000 Birch, which provides the perfect opportunity for a growing company to occupy and create an identity in a premier area of Southern California.”
