$500-Per-SF for Vacant Mixed-Use in Lefferts Gardens

A vacant, mixed-use building in the Prospect Lefferts Gardens neighborhood of Brooklyn sold for $2.5 million.

“We received a great deal of interest in this property because the building was delivered vacant, allowing the buyer to fully renovate and reposition it,” says Ben Tapper, senior director and principal for Eastern Consolidated, which represented the seller, a private owner, and procured the buyer, a local real estate investment group.

That works out to more than $500 per square foot for the roughly 5,000-square-foot, three story building at 242-250 Parkside Ave. New residential projects in Prospect-Lefferts Gardens include:
– the Lincoln Apartments at 510 Flatbush
– the Parkline at 626 Flatbush Avenue
– the Parkside at 123 Parkside Avenue
– 33 Lincoln Road
–  1580 Nostrand Avenue.
