Austin Records Fourth-Highest Office Market Rent Growth

4M-SF MXU Possible for Austin American-Statesman Site

Plans for a potential 3.5-million-square-foot mixed-use development on the shores of Ladybird Lake have been unveiled. The waterfront acreage currently houses the Austin American-Statesman newspaper offices.

The master plan for the 19-acre tract at 305 S. Congress focuses on developing six or seven buildings on more than six acres at the site. The uses would include residences, hotels, restaurant space, office towers and even a grocery store. The remaining space would offer public uses, such as a waterfront park, new roads and sidewalks and an amphitheater.

The American-Statesman’s owner, the Cox family, is partnering with Endeavor Real Estate Group to redevelop the site. Skidmore Owings & Merrill is the design firm for the master plan. The plans fall under the South Central Waterfront Plan, adopted by the Austin City Council in 2016. No construction timeline has been set.
