499-Unit Condo/Apartment Combo Greenlighted in Miami

The City of Miami’s Urban Development Review Board passed the Calta Group’s new project, Anatomia. The 30-story mixed-use tower, set to rise in Allapattah’s Health District, will combine multifamily apartments with luxury condominiums. 

Located on a 1.06-acre site at 1415–1469 N.W. 13th Terrace, Anatomia will bring 499 residential units, 6,532 square feet of retail space, and many lifestyle amenities to one of Miami’s fastest-evolving neighborhoods. The development, designed by Corwil Architects, will include 289 luxury condominiums and 210 apartments delivered under the Live Local guidelines. 

Anatomia will feature a pool deck and indoor amenities on the 9th and 10th floors, as well as a rooftop lounge for condo owners and members. All residents will share a central lobby and access to the primary amenity deck. 

The Calta Group assembled the site over two acquisitions—$10 million in 2023 and $7.2 million in 2024—and plans to break ground after the completion of permitting.
