$475M MXU Planned for San Marcos

Trace, a 420-acre, mixed-use project, is planned for San Marcos, TX, on near the city’s outlet malls. Developer Highpointe Communities will launch construction this month on the $475 million development at Posey Road and Interstate 35. Upon complete build-out, Trace will support 1,000 single-family homes, 850 rental units and office and retail space.

Specifically, the commercial component includes a 43-acre site geared toward a business park or corporate campus, with buildout potential to one million square feet of office space. There is also room for a nine-acre neighborhood retail center, and another 13-acre retail center.
