Flower Mound approves large rezoning

472K-SF Mixed-Use Project Okayed in Flower Mound

The Flower Mound Town Council voted to approve a new mixed-used development on 200 acres at the intersection of Denton Creek Boulevard and Cleveland Gibbs Road.

Called Monarch, the project will include 278 townhomes and about 472,470 square feet of commercial real estate, including four big-box retail buildings and restaurants. Community Impact reports before the first 150 townhomes can be built, 150,000 square feet of commercial space must be developed. Another 150,000 square feet of developed commercial space will unlock the developer’s ability to build the rest of the townhomes.

The developer is Eric Schmitz, and the design firm is McAdams. Schmitz says he is a fifth-generation Denton resident, licensed since 1976, who specializes in the North Texas markets and local governments.

The development may be complete by 2027 or 2028. Flower Mound is a town of close to 80,000 people NW of Dallas.
