Welltower Acquires Neighboring Senior Living Properties in Lexington

Toledo, OH-based Welltower has acquired two neighboring Lexington, MA senior living properties from National Development for a combined $140 million, reported the Boston Business Journal. Both opened in 2022 through a joint venture between National Development and Waltham, MA-based operator EPOCH Senior Living.

Welltower paid $119 million for the larger of the two properties, the 221,000-square-foot Waterstone of Lexington. It acquired the 45,000-square-foot Bridges by EPOCH at Lexington for $21 million.

The two properties, which abut the northern end of Belmont Country Club, were undeveloped before National Development’s land purchase in 2020, the Business Journal reported. The firm paid $14 million for the sites, which were previously owned by the country club.

Waterstone and Bridges by EPOCH join a Massachusetts portfolio of more than two dozen senior living properties owned by Welltower. All told, the REIT has more than 2,000 senior and wellness housing communities in its portfolio.
