Stockbridge acquired a 1,026,000 square foot distribution facility in Rincon, Georgia, just outside Savannah.

JLL represented the seller, a joint venture between Becknell Industrial and a Goldman Sachs affiliate. Britton Burdette, John Huguenard, Dennis Mitchell, Jim Freeman and Maggie Dominguez led the JLL Capital Markets team.

Completed in 2022, the distribution center is fully leased to National Distribution Centers, operating as NFI, a major subsidiary of NFI Industries.

Located at 1200 Logistics Parkway, the property is 10.7 miles from the Georgia Ports Authority’s Garden City Terminal and 4.9 miles from Interstate 95. The property is situated within Old Augusta Commerce Center, a master-planned industrial park that will ultimately hold 4.7 million square feet of industrial space across six buildings.

JLL’s Burdette added this about the Savannah industrial market, “After posting strong numbers in 2024, net absorption reaching 2.8 million square feet in the first quarter of 2025, ranking No. 1 nationally as a percentage of inventory, making it a compelling market for long-term investment.”
