412-Acre MXU Development Takes Root in Mira Mesa
Lehigh Hanson, a subsidiary of Dallas-based Heidelberg Cement Group, updated its master plan for 3Roots San Diego, a mixed-use development envisioned for a 412-acre former rock quarry in Mira Mesa, CA. The developer wants to move forward on a project that could include 1,800 units of housing, a 40-acre office, retail and restaurant district, as well as 44 acres of parks and trails.
The residential mix includes 745 apartments, condos and affordable units and 1,055 single-family and small-lot houses. The first homes could be completed by 2021, with full buildout anticipated by 2025.
Located between Camino Santa Fe and Camino Ruiz, 3Roots San Diego is changing from previous plans that included industrial.
3Roots San Diego is being created to meet demand for Millennials moving into the early family-formation years. The community provides an alternative to an urban environment, without sacrificing some of the urban lifestyle amenities in demand.
