3PL Provider Commits to 500K SF with Elion

Lee & Associates negotiated a long-term lease transaction for a 500,000-square-foot build to suit at 30260 Graaskamp Blvd. in Wilmington, IL. The new industrial building will be part of the 2,500-acre, rail-served Elion Logistics Park 55 in Will County.
 
Walter Murphy, principal at Lee & Associates’ Illinois office, represented the tenant, Dynamic 3PL. CBRE’s Jeffrey Kapcheck and Jason Lev represented the owner/developer, Elion Logistics Partners.
 
“We searched every inch of the I-80/I-55 corridors and this location proved to be the most viable,” said Murphy.  “The TIF incentive was monumental in creating an attractive gross rent for my client while retaining great access to the intermodals and expressways. The entire ELP team was extremely responsive and worked with us like business partners.”
