3L Provides Update on Conversion of Houston Highrise

3L Real Estate plans to spend $26.5 million to convert One City Center’s office building into apartment units and corporate suites. The 780,000-square-foot building at 1021 Main St. is scheduled to start construction in February 2026 and wrap up in December 2027.

3L hired Gensler to design the project, which includes the construction of 553 apartment units, some of which would be for short-term use.

The Houston Business Journal reports the 27-story building was a likely candidate for conversion to residential. Downtown Houston+ performed a study that found that One City Centre ranked higher than any other downtown building as a conversion prospect based on its large floor plates, high vacancy, low office rent, ample parking and other factors, including its access to the downtown tunnel system.

As part of the project, 3L plans to pursue a range of tax incentives to help fund One City Centre’s residential conversion.

3L has overseen more than a dozen office-to-residential conversions across the country, including in Dallas and in Fort Worth.
