$3B Master-Planned Community Greenlit in Terrell
The Terrell City Council has approved Terra Nova, a $3 billion master-planned community to be developed by Main Square Development. Located near FM 245 and Griffith Road, 30 miles east of Dallas, the 1,545-acre community received the green light, setting the stage for new residential and mixed-use developments in Kaufman County.
Terra Nova will include 3,600 single-family homes, 1,200 multi-family units and a 48-acre mixed-use district known as Terra Nova Village. It will also have over 200,000 square feet of retail, restaurant and office space anchored by a central main square. The master plan will unfold over 15 phases across approximately 20 years, with an estimated total buildout value exceeding $3 billion.
Main Square Development assembled 11 properties and moved the project from concept to full zoning approval in less than a year.
Infrastructure and site development will begin immediately.
Terrell, which has more than 21,000 residents, is located in fast-growing Kaufman County. According to Census Bureau data, the county saw the second-fastest percentage growth in the country from 2023 to 2024.
