384-Unit Gardens at Spring Shadows Sells

The Gardens at Spring Shadows, a 384-unit, independent-living community in Houston’s Spring Branch submarket traded owners. The seller, listed as SB Kempwood Place LLC, is traced to AB/Nitya Holdco LLC; Nitya Capital is a real estate investment firm focusing on the acquisition of value-add and opportunistic multifamily properties.

The buyer was undisclosed, and has already rebranded the property at 10100 Kempwood Dr. The new name is Emerson Pines. Chris Young, Joey Rippel and Bailey Crowell with JLL represented the seller. Additionally, JLL’s Mark Brandenburg and Chad Russell secured debt placement for the new owner.

The asset is situated on 11.4 acres, and offers one and two-bedroom floor plans. Amenities include social areas, dining room and kitchen, library, salon, putting green, dog park and two swimming pools. Residents also have access to transportation and community activities, as well as housekeeping services and wellness checks.
