$325M Rehab of Columbia’s Lakefront District Kicks off with New $46M MOB
The Howard Hughes Corporation has released its plans to invest approximately $325 million in the north end of the Lakefront District in downtown Columbia, MD, starting with a $45.8-million medical office building. Following will be three new residential buildings totaling 675 and plus street retail designed to epitomize the “city in a garden” aesthetic envisioned by Columbia’s founder James Rouse, according to the firm.
The four-story, 86,000-square-foot medical office building (MOB) will rise along the south shore of Lake Kittamaqundi and feature a boardwalk-style public terrace along with space for exercise classes and health activities. Orthopaedic Associates of Central Maryland will occupy approximately 20 percent of the new building upon its completion in early 2024.
In 2022, the southern end of the Lakefront District will see the opening of The Collective, a dining and entertainment concept, and The 3rd, a non-profit incubator supporting women-of-color entrepreneurs.
