30K-Acre Alcoa Property Slated for Year-End Closing
The 30,000-acre Sandow Lakes Ranch – the former site of one of Alcoa Inc.’s many smelting operations – is expected to be sold by the end of 2018, according to Icon Global Group. Icon, headquartered in Dallas, is representing the aluminum manufacturer in the marketing of the Central Texas land.
The acreage is near Rockdale, TX, approximately 60 miles northeast of Austin, and consists of industrial, warehouse, intermodal and power facilities. Also included is pastoral and agricultural land, along with 14 lakes. Icon’s marketing materials indicate that Sandow Lakes represents the largest water rights opportunity in Texas.
The property has been on the market for years, but according to local media reports, several deals fell out of escrow. However, Icon indicated that the property is “now clear of former encumbrances due to the permanent closure of Alcoa’s facility,” as well as cessation of mining activities.
