Construction kicks off for $300M Atlanta mixed-use project

$300M Doraville Project on Track

Initial phases of the proposed Lotus Grove district are on pace to see vertical construction in summer 2025, with an expected total cost north of $300 million, according to Urbanize Atlanta. Atlanta-based Insignia is developing low-rise retail and restaurants and a 12-story multifamily tower in Doraville that will include 456 apartment units and amenity options. Resia is the helming the apartment project.

The project is slated for 5597 Buford Highway just outside Interstate 285 Loop. The site was once populated by a Kmart, which has since been demolished.

Lotus Grove’s retail and residential components are expected to be up and going by sometime in 2027. 

Lotus Grove will eventually see two 12-story residential towers (with 780 units total) as part of roughly 1 million square feet of new construction. Other facets would include a national hotel and a public park designed to be activated for events.
