$278M in Financing Arranged for Atlanta’s Colony Square Redev
Colony Square, a mixed-use office and retail asset located in Midtown Atlanta, received $278.4 million in financing. The iconic, 50-year-old destination, with two office buildings totaling 723,470 square feet atop ground floor retail, represents the first MXU development in the Southeast.
The project is currently being reimagined by Houston-based Lionstone Investments and North American Properties into Midtown’s Living Room, an activated, arts-infused gathering place. The redevelopment underway will include renovating the existing ground floor retail for a collection of unique-to-market retail and chef-driven restaurants.
The next phase includes building additional office and retail space, which is 79% preleased to a food hall and experiential movie theater. The final phase includes a 100,000-square-foot office tower with 18,000 square feet of ground floor retail.
HFF’s Colby Mueck, Ed Coco, Libby Malloy and Laura Sellingsloh represented the borrower in securing the loan through Blackstone Mortgage Trust. Loan proceeds were used to retire the existing loan and fund future redevelopment.
