Zeller Realty Group is the new owner of the just-opened Lonza Viral Therapy Facility, a 276,770-square-foot biotechnology center in Pearland, TX. Zeller bought the asset at 14905 Kirby Dr. from Pinchal & Co. HFF’s Jeff Hollinden and Cameron Cureton led the team representing the Houston seller, while securing acquisition financing for the buyer. Bank of Texas issued the loan.
Lonza America Inc. is leasing the facility on a long-term, triple-net basis. The property is touted as the world’s largest cell and gene therapy facility, and houses office space, a process development unit, quality control laboratories, a fully segregated fill/finish suite and independent modular cleanrooms designed to manufacture cell therapy products. Lonza America is a subsidiary of Swiss biotechnology and pharmaceutical company Lonza Group AG.
The facility, appraised at $16.9 million, is situated on 11 acres in the Lower Kirby Urban District. The 1,200-acre district is geared toward life sciences and biotechnology.
