25-Story San Diego Tower Undergoes Renovation

Hammer Ventures is renovating Tower 180, a 25-story, tower and low-rise annex at 180 Broadway Ave. in San Diego. The 360,000-square-foot asset includes office space as well as ground-floor retail.

The 15%-leased property, originally constructed in 1963, was acquired by Hammer Ventures in 2016 for $54.4 million. The upgrades to the asset at 1st Avenue and Broadway are expected to be completed later this year.

The improvements include floor-to-ceiling glass windows, a 13,000-square-foot full-service gym and a large rooftop deck. The renovated Class A buildings will also offer tenants a host of amenities, featuring panoramic waterfront views, valet parking, electric charging stations and outdoor WiFi-enabled areas.
