234-Unit Smart Living Complex Planned on 9 Acres

Smart Living LP, led by Ronny Hecht and Avi Ron, acquired 9.4 acres in Texas City, TX from First Baptist Church of Texas City. With the land in hand, the developers will build a 234-unit Smart Living-branded apartment complex. The site is at 3210 Gulf Fwy.; JLL’s Chris Bergmann Jr. represented the seller.

Ted Trout Architects & Associates Ltd. is designing the multifamily development, which will offer one-, two- and three-bedroom units, along with two- and three-bedroom townhomes. Additional amenities will include energy efficient appliances, tankless water heaters, a fitness center, a pool, a clubhouse, outdoor entertaining areas and a dog park. Construction is scheduled to begin in October 2019, with completion anticipated by Q4 2020.

Hecht and Ron are co-founders of RAH Contractors LLC, known for building energy efficient apartments. The company has six Smart Living-branded projects either under construction or being planned across the greater Houston area.
