$20M Loan Funds UpCycle Conversion
Partners EverWest Real Estate Partners and WHI Real Estate Partners secured financing to the tune of $19.9 million to renovate UpCycle, an 81,711-square-foot warehouse/creative office conversion project on 6th Street on Austin’s east side. HFF’s Robert Wooten and Eric Tupler led the team in arranging the three-year, floating rate loan through Marathon Asset Management Corp.
UpCycle, at 2498 E. 6th St., consists of two parcels totaling three acres, and is approximately 1.5 miles from Austin’s CBD. The renovation is due for completion in May 2018, and consists of Class A office finishes, patio and conference space, collaborative areas, bike storage, a coffee bar, showers and free on-site parking for tenants.
EverWest acquired the property in March 2017. The property delivered in the early 1970s.
