$20M Construction Loan for Boutique Condo Project on Upper West Side

HFF has lined up $20 million in financing for 140 W. 81st St., a boutique residential condominium project in Manhattan’s Upper West Side. An HFF team of Christopher Peck, Peter Rotchford and Rob Hinckley worked on behalf of Ekstein Development Group, to place the floating-rate construction loan with S3 Capital Partners.

The site is currently improved by a five-story church originally built in 1893, which will be redeveloped into a for-sale residential property while retaining the first and lower level for church space. Designed by DXA Studio, the property will integrate the exiting church’s façade and high ceilings to create full-floor condo units.

Plans also call for adding two floors to the existing structure, for a total of five four- to five-bedroom homes averaging more than 3,700 square feet.
