200K SF Office Complex Proposed in Boulder
Seattle-based Schnitzer West hopes to start work on Terra Boulder, a 207,000-square-foot office layout at 5675 Araphoe Ave. in Boulder. The two three-story buildings will have 10,000 square feet of amenities. They include fitness and spa facilities, locker rooms and bike storage. The project includes 147 surface parking spaces and 273 garage parking spaces.
Schnitzer West has received approval from Boulder for its initial concept plan and is wrapping up site review approvals before moving on to permit submission later this summer. Plans are to complete Terra Boulder during the second quarter of 2026.
The Denver Business Journal reports, ideally, future tenants at Terra Boulder would be companies in technology or life sciences.
Oz Architecture is the architect on the project, while Swinerton is the general contractor. Don Misner and Joe Heath with JLL are the leasing agents on the property. Brue Baukol Capital Partners is an equity partner on the project.
