200 Park’s Lobby Will Undergo Major Overhaul

Tishman Speyer plans a major re-imagination of the two-level, 50,000-square-foot lobby and public areas of the MetLife Building at 200 Park Ave., the 3.1-million-square-foot Midtown East icon it has owned since 2005 in partnership with the Irvine Company.

Since the lobby also serves the unusual function of providing a connection to and from Grand Central Terminal for 250,000 daily commuters, the renovations will include reopening a passageway to 45th Street that was sealed up in the 1980s.

“The MetLife Building at 200 Park Ave. is one of the most instantly recognizable New York City landmarks, a classic admired throughout the world,” said Rob Speyer, president and CEO of Tishman Speyer. “We are creating a grand space that will equal the building’s stature and acclaim.”

The project will also bring a wide array of Tishman Speyer’s ZO amenities to 200 Park’s tenants. Tishman Speyer didn’t specify a timetable for the overhaul.
