20-Unit Multifamily Sold in El Cajon

Marcus & Millichap has helped the sale of a 20-unit, multifamily apartment building in El Cajon, Calif. The San Diego County sale came in with a $4,650,000 price tag.

Aaron Bove, Senior Vice President at Marcus & Millichap’s San Diego Del Mar office, had the exclusive listing to market the property on behalf of the seller, a limited liability company.  

“San Diego has the tightest Class C vacancy rate in the nation, a position that is fueling investor competition targeting these lower tiered properties. We received multiple offers and closed at list price” Bove said in the release.

The building sits at 532 North 1st St. and is, in total, just over 12,000 square feet. The lot itself is closet to 22,000 square feet. All of the 20 units are two-bedroom, one-bath units.

According to, the average monthly rent in El Cajon is $1,819, while the average apartment in the city is 811 square feet.
