1M-SF Riverside Distribution Facility Trades
A 1,012,995-square-foot warehouse and distribution facility located at 6275 Lance Dr. in Riverside, CA, that is 100% leased to Cardinal Health has sold for an undisclosed value to an institutional buyer.
The property was acquired by seller Dedeaux Properties in 2018 at construction completion, and then leased to Cardinal Health in a long-term agreement for the company’s West Coast medical solutions segment as a replenishment center for the healthcare services and products company.
The warehouse and distribution facility sits on 52-acres within the Sycamore Canyon Business Park, featuring 147 dock-high loading doors, four ground-level loading doors, 36-foot warehouse clearance heights, two secured truck courts and 192 trailer parking spaces.
The location has immediate access to Interstate 215 and California 60, with corporate neighbors including Amazon, Big 5 Sporting Goods, Pepsi Bottling Group and Kroger.
