1M-SF Mixed-Use Rises in LA’s Arts District  

A mixed-use development totaling approximately one million square feet, including an approximately 127,500-square-foot six-story creative office building plus retail alongside a 35-story, 475-unit apartment tower, is rising in Los Angeles’s Arts District. Located at 530 Mateo St., the project’s new creative office building, Forge at Alloy, is under construction with delivery anticipated in the third quarter of 2024. 
 
Mike Condon Jr, Brittany Winn, McKenna Gaskill, Pete Collins, and Steve Marcussen with Cushman & Wakefield in Los Angeles have been retained by developer Carmel Partners to lead the leasing efforts for Forge at Alloy.   
 
“We were drawn to the opportunity to develop a mixed-use project in the Arts District, which has been a vital area for commercial and residential growth and demand,” said Will Cipes, SVP development with Carmel Partners. “Our vision is to create a unique destination that presents a true live-work-play environment while embodying the industrial aesthetic and creative energy of this cultural hub of Los Angeles.”
