First Industrial Realty Trust unveiled plans to develop its First Mountain Creek Distribution Center, a more than 1-million-square-foot industrial project on 82 acres in southern Dallas County. The $52 million speculative warehouse development is on Mountain Creek Parkway, south of Interstate 20.

The Dallas Morning News reports that the Chicago-headquartered developer is requesting a property tax abatement that will help pay for the complex and attract business to the building. First Industrial wouldn’t receive economic incentives, however, until half of the property is leased to tenants.

Chris Teesdale and Tom Pearson with Colliers International are handling leasing for the property.
