182K-SF Distribution Center Sells

Spraberry Interests LLC, based in Austin, TX, acquired Mercantile Distribution Center 40 in Fort Worth. Spraberry bought the 182,500-square-foot asset at 4201 N. Beach St. from Mercantile Partners LP for an undisclosed sales price. The Tarrant Appraisal District values the asset, which is situated on 17 acres, at $4.3 million.

The center is 100% leased, with construction company KPS Global a main tenant. CBRE National Partners represented the seller.

The distribution center is part of the 1,300-acre Mercantile Center, a business park at Interstate 35W and Interstate 820 that offers office, warehouse and distribution space. Mercantile Center also has land tracts for speculative and build-to-suit projects.
