Central Texas Marketplace trades hands

181K-SF Waco Power Center Trades Hands

Ball Ventures has sold the Central Texas Marketplace, a 181,708-square-foot retail power center in Waco, Texas. G3C Operating was the buyer. 

Built between 2005 and 2015, the property is adjacent to Phase 1 of Central Texas Marketplace, which totals 526,000 square feet and is anchored by Cabela’s. The portion included in the sale includes Sprouts, Best Buy, Office Depot and Burlington Coat Factory. The average tenant tenure at the property is 12.4 years, providing a strong in-place cash flow.

The Central Texas Marketplace is located at 4627-4633 S. Jack Kultgen Expy., fronting Interstate 35. The property is positioned in a busy commercial corridor and is just minutes from Baylor University and Hillcrest Baptist Medical Center.

The JLL brokered sale was led by Adam Howells and Barry Brown, as well as Erin Lazarus and Brennan Fewin.
