178K-SF Retail Center Sells in Texas Border Town
A 178,594-square-foot shopping center recently changed hands in Weslaco, a town near the southern border of Texas.
Mark Witcher, Harrison Tye, and Jolie Duhon with CBRE’s National Retail Partners in Houston, represented Capcor Weslaco Ltd, the seller, in the transaction. Otima Investments, a real estate investment firm, was the buyer.
Valley Crossing, which was 97% occupied at the time of sale, features a strong tenant mix anchored by JC Penney, TJ Maxx, and Petco. The center also benefits from the presence of nearby shadow anchors, including Walmart Supercenter, Lowe’s, Academy Sports, and an H-E-B grocery store.
CBRE’s Witcher added, “The center’s proximity to cross-border traffic and the presence of key anchor tenants are expected to ensure a stable revenue stream for the foreseeable future.”
Valley Crossing is situated at a key retail intersection, benefiting from high visibility that draws in an estimated 11 million visitors annually.
