175-Room Residence Inn Slated for Government Hill

It’s early in the process, but Merritt Development Group and Phoenix Development Partners are looking to build a Residence Inn by Marriot in the Government Hill neighborhood of San Antonio. The San Antonio Business Journal reports the proposed $60 million will be part of the Broadway East 15-acre mixed-use district.

The hotel — slated for 175 rooms — would rise at the corner of East Grayson Street and North Alamo Street. Construction is expected to start in the third quarter of 2024.

Local real estate developer GrayStreet Partners owns the land. The firm shepherded one of the parcels outlined for the hotel through the Zoning Commission and City Council earlier this year, getting it rezoned as an IDZ-3 designation. That allows for a hotel taller than 35 feet.

Concord Hospitality Group — which runs a number of Marriott hotels in the city — will operate the hotel. Architecture firm DLR Group of Omaha, Nebraska, is designing the project.
