17 Herff: The Area’s First Low-Impact, Mixed-Use Development

The 26.6-acre, mixed-use 17 Herff, is set to break ground in May 2017. During construction and upon buildout, the residential and retail project will be the first true San Antonio River Authority’s (SARA) designated Low Impact Development in Kendall County.

17 Herff is at SH 46 and Herff Road in Boerne, TX, a far northwest suburb of San Antonio. Carbon Thompson with Dallas-based Carbon Cos., is the developer. Charles Riddle with Weitzman, who is also a Boerne resident, is leading the design team. Weitzman is handling retail leasing for the project.

Under SARA guidelines, the developers plan to catch, and filter, 60% and more of the static volume from storm water runoff coming from the site, according to Riddle. Other environmental practices will include maintenance of the trees, and a 250-unit multifamily restriction. The nearby creek will be protected during construction, while Dark Sky Lighting will be used for the whole project.
