$16M Debt Financing Arranged for Industrial Portfolio Acquisition
Davis Partners and TH Real Estate secured $15.9-million in debt financing for the recent acquisition of a multi-tenant industrial portfolio in Riverside and Redlands, CA. CBRE’s Debt and Structured Financing team of Shaun Moothart, Bruce Francis and Dana Summers arranged a seven-year loan for the buyer via a life insurance company division.
The Redlands properties at Nevada Street Plaza are located at 1915 West Redlands Blvd. and 721 Nevada St. The two buildings total 126,292 square feet, and are 100% leased with 37 tenants.
The Riverside properties at Arlington Airpark Plaza are located at 7201-7209 Arlington Ave. These buildings total 86,334 square feet, and are 93.5% leased to 29 tenants.
The lender offered 65% loan-to-cost with two years of interest-only in an effort to enhance initial cash flow, while the borrower executes on its business plan to increase rents.
