14-Acre Development Site Near Microsoft HQ Hits the Market

A large-scale mixed-use development opportunity in Redmond, at the center of one of the most concentrated tech employment corridors in North America, is being listed for sale.

Heartland LLC, a Seattle-based real estate advisory and investment firm representing property owner Seritage Growth Properties, has been engaged to market the 14-acre Overlake Seritage property, a master-planned, transit-oriented site located one-third mile from the Overlake Village light rail station and just minutes from Microsoft’s global headquarters. The site’s zoning allows for flexible mixed-use development, including multifamily, retail, hospitality, senior living, and office uses, with the capacity to allocate uses across parcels.

Microsoft employs more than 50,000 people in Redmond, while Meta, Google, Amazon, and others maintain expanding regional footprints. “The fundamentals here are strong, and the opportunity is to build a dynamic retail offering that grows alongside the community in one of the Eastside’s most supply-constrained markets,” said Tiffini Connell, president of West Coast Commercial Realty and the retail-brokerage advisor for Seritage.
