13th Floor to Begin Work on Age-Restricted Rentals
Miami-based 13th Floor Homes will soon break ground on an age-restricted rental villa community with the help of a $14.1 million construction loan. The South Florida Business Journal reports Canadian Imperial Bank of Commerce (CIBC) provided the mortgage to 13th Floor Investments for the project at 14800 Cumberland Drive. The developer plans to break ground on Solera at Avalon Trails in late 2023 and deliver the first homes sometime next year. The 74 homes will be restricted to people 55 and over.
The project is part of 120 acres the company bought on what used to be Palm Beach’s Villa Del Ray Golf Course in Delray Beach. The developer will perform as general contractor. Ed Silva of ESA Architecture designed the homes. Amenities will include a pool, a theater room, a fitness center, tennis courts and pickleball courts.
