120K-SF Pre-Leasing for Bethesda Office Development

JBG SMITH Properties signed two leases totaling 120,000 square feet of space at 4747 Bethesda Avenue, a 281,000-square-foot trophy office building located in the heart of downtown Bethesda, MD. Host Hotels & Resorts signed a 55,000-square-foot lease and Booz Allen Hamilton committed to a 65,000-square-foot lease.

JBG SMITH’s David Ritchey says, “The vision for 4747 Bethesda Avenue is to deliver an office environment for top tier organizations, at a level of quality and experience well beyond those offered in the Bethesda-Chevy Chase submarket to date.”

The developer broke ground in July 2017 on the 15-floor building at Woodmont and Bethesda Avenues, which is now 71% leased. The tenants are scheduled to occupy the building in 2019.

CBRE’s Lou Christopher, Jordan Brainard, and Brad Wilner represented Host Hotels & Resorts. CBRE’s Donna Gravely, Gareth Hallam, and Brad Wilner represented Booz Allen Hamilton.
