10-Story, $45M Office Eyed for Downtown Boise
Boise, ID-based Rafanelli & Nahas submitted plans to develop a 10-story office building in Downtown Boise. The 181,000-square-foot project would come with a $40 to $45 million price tag, and rise on a parking lot site at 11th and Idaho streets.
Rafanelli & Nahas’ Scott Schoenherr told the Statesman, “When you see the pictures, it looks like something you would see out of Chicago or New York City. It doesn’t seem like something you see in Boise.”
The architect for the 11th and Idaho development is Perkins+Will. Construction is anticipated to begin next spring following sufficient pre-leasing, and be completed in 14 months.
The development includes a ground-floor food court that would open onto a planned pocket park along Bannock Street, across from the Boise Plaza, which Rafanelli & Nahas owns. The one-acre park would be built by the city and would include a mist fountain, landscaping and high-end furnishings.
