10 Acres Trade for 205K-SF Perris Industrial Development
Avison Young’s Cody Lerner and Stan Nowak have completed the $2.2-million off-market acquisition of 9.56 acres of industrial-zoned land located at 5150 Walnut Ave. in Perris, CA, on behalf of Dedeaux Properties. Lerner also represented the seller, a private entity.
Plans are in place for developing a 205,000-square-foot industrial warehouse on the site. Lerner and Nowak are pre-leasing the project, with go-forward entitlements targeting year-end.
“The City of Perris continues to be a hotbed for industrial development,” said Lerner. “With land pricing being lower than other nearby areas and the 215 freeway running through it, connecting to the main transportation corridor of Interstate 10, this area has been attractive to industrial users seeking an economical location for distribution to all of Southern California and beyond.”
The facility is planned for office space and approximately 205,000 square feet of 36’ clear height warehouse space, 28 docks and parking for 42 trailers.
