1.4M SF business park going up in Schertz

1.4M SF Industrial Park Going Up in Schertz

A Houston developer is planning to construct a six-building industrial park in Schertz. When finished, the Park 35 project is expected to deliver 1.4 million square feet of warehouse space along Interstate 35 near Amazon’s DSX9 facility.

The San Antonio Business Journal reports Investment & Development Ventures LLC is planning to enter the warehousing and logistics hub on the northeast edges of the city. Construction on the park is scheduled to begin in August 2023 and take about a year. The company acquired the 118-acre parcel at 22867 I-35 North in 2021. Public records indicate the land was assessed for about $9.6 million in 2023.

Most of the buildings — amounting to about 1 million square feet — are slated to be built on spec. Building 6 has been outlined for a build-to-suit opportunity at up to 350,000 square feet. 

Houston-based Powers Brown Architecture is designing the project. A leasing team is being led by Roger Hill at JLL.
