1.4M SF Business Park Slated for Schertz
The developer of a 1.4 million square foot warehouse park is ready to get to work. The Park 35 project, spearheaded by Investment and Development Ventures, LLC, (IDV) will bring a six-building industrial park to the northern part of Schertz. The first phase of the project is scheduled to be delivered in late 2024, consisting of four buildings that will total around 774,000 square feet.
Most of the buildings — amounting to about 1 million square feet — are slated to be built on spec. Building 6 has been outlined for a build-to-suit opportunity at up to 350,000 square feet.
The company acquired the 118-acre parcel in 2021. Public records indicate the land was assessed for about $9.6 million in 2023.
Houston-based Powers Brown Architecture is designing the project. IDV primarily focuses on opportunistic acquisitions of land, industrial and office properties specifically in the Greater Houston MSA, but also throughout Texas and the Gulf Coast Region.
