Waterton Snags $110M Refi for Franklin Apartments

Walker & Dunlop arranged $110 million in financing for Wyndchase Aspen Grove, a 560-unit multifamily community located in Franklin, Tennessee. Waterton is the owner and sponsor. Berkshire Residential Investments sold the property to Waterton for $128.11 million in July 2026.

Walker & Dunlop Capital Markets Real Estate Finance arranged the transaction for Waterton, with financing provided by Wells Fargo. Allan Edelson, Justin Nelson, Jeremy Seid, Joe Tarantino and PJ Feichtmeier arranged the floating-rate, interest-only acquisition financing. 

The property features one- to three-bedroom residences, including townhome-style options, across 33 residential buildings. Averaging 1,091 square feet, the residences are complemented by more than 60 acres of green space and an extensive amenity package, including two swimming pools with sundecks, a 24-hour fitness center, a clubhouse with a game room, outdoor gathering areas, grilling stations, a cybercafé, a playground, a dog park, and a pet wash station. Rents run from $1,244.00 to – $4,433.00.
