Catalyst IOS Expands Midtown Headquarters Space

Catalyst IOS, a leading operator of industrial outdoor storage (IOS) properties in high-barrier-to-entry urban infill markets, has signed a full-floor, 12,000-square-foot lease to expand its headquarters on the 35th floor of SL Green’s 800 Third Ave. in Midtown Manhattan. The five-year lease doubles the size of Catalyst’s current 6,000-square-foot office space on the 27th floor of the building.

The office expansion comes as Catalyst continues to scale its dedicated IOS platform, which currently comprises over $1.4 billion in AUM across over 220 properties across the U.S. “Catalyst has been an exemplary tenant with a strong prospect for future growth. Their management team is proactive and highly regarded,” said Steven Durels, EVP and director of leasing and real property for SL Green “We look forward to partnering with them as they continue to expand their business.”

SL Green was represented by Harry Blair, Kyle Cohen and Kelli Berke of Cushman & Wakefield. The Catalyst IOS team plans to fully take occupancy of the space later in the fourth quarter.
