Venu Closes $60M Sale-Leaseback on McKinney Amphitheater

Venu Holding Corporation closed a $60 million sale-leaseback transaction on the land beneath its Sunset Amphitheater and adjacent parking garage in McKinney, Texas. The transaction was completed with STORE Capital, a real estate investment trust.

Sunset Amphitheater at McKinney, a 20,000-capacity, multi-season venue serving the Dallas-Fort Worth market, is expected to open in the first quarter of 2027. Proceeds from the sale-leaseback are expected to be used to repay the Company’s approximately $20 million bridge financing from Ryan, and to fund the completion of construction of Sunset Amphitheater at McKinney.

VENU currently operates venues in Colorado Springs, Colorado, and Gainesville, Georgia, with projects under development in Broken Arrow, Oklahoma; Houston, Frisco, and El Paso, Texas; and Chattanooga, Tennessee; and has a national footprint that continues to grow.

VENU is powered by a differentiated financing approach that combines fractional ownership, public-private partnerships, sale-leaseback structures, and C-PACE financing to enable capital-efficient expansion across underserved markets.
