Colliers to Auction 30K-SF Flex Building in Allentown

Colliers announced the auction of 954 Marcon Boulevard, a vacant flex building in Allentown, Lehigh County, Pennsylvania. The 30,100-square-foot property sits on 3.44 acres within an established industrial park.

Colliers Vice Chair Jacklene Chesler, Senior Vice President Patrick Norris and Transaction Manager Brittany Leventoff are exclusively marketing the offering in partnership with Ten-X. The building features 18- to 22-foot clear heights, two existing loading docks, and 2,500-amp three-phase power. Conceptual plans contemplate converting the building into a flex facility with four loading docks, a configuration aligned with demand from distribution, manufacturing, assembly, technology, life sciences and service-oriented users.

Strategically positioned in the Lehigh Valley industrial corridor, the property is surrounded by several existing flex and industrial properties. The site is also less than one mile from Lehigh Valley International Airport, a major distribution hub for FedEx. “Vacant, well-located flex product is increasingly difficult to find in the Lehigh Valley,” said Jacklene Chesler, Vice Chair at Colliers.
