Limited Fort Lauderdale Office Deliveries Tighten Market

Marcus & Millichap (NYSE: MMI) published its fourth quarter 2026 Fort Lauderdale Office Market Report. Deliveries are down, vacancy rates are falling, and rents are up, all good signs for Fort Lauderdale office investors.

Key findings include:

  • Several established office corridors are holding up well, with Cypress Creek vacancy falling 280 basis points year-over-year to 14.7 percent and Hollywood declining 90 basis points to 16.3 percent.
  • New office deliveries remain limited, with T3 FAT Village the only significant traditional office project slated for 2026 and its 341,500 square feet of Class A space fully available as of June.
  • Average asking rents rose 5.3 percent year-over-year to nearly $28 per square foot in June, as newer office properties continued to attract tenants willing to pay higher rents.
  • Office investment pricing is showing signs of stabilization, with average sale pricing reaching nearly $320 per square foot for the year ended June and 2026 transactions concentrated in well-occupied, stabilized Class B assets.
